What separates a lasting job from a cheap one happens before the first coat and around the edges: filling and sanding, caulking gaps that have opened up, masking what must not be touched, and cutting a line at the ceiling that still looks straight from two feet away. The prep decides how it looks in year three
Paint doesn't hide a surface, it follows it. Nail pops, hairline cracks at drywall seams, gaps where trim has pulled away from the wall — all of it shows through a fresh coat, often more clearly than before, because a uniform color strips away the visual noise that was hiding it. So the prep is the job:
- Fill and sand nail holes, dents and drywall seams flat.
- Caulk the gaps between trim, casing and wall — the single biggest difference between a finished look and a patched one.
- Spot-prime repairs, stains and bare substrate so the topcoat sits evenly instead of flashing dull where it soaked in.
- Degloss or sand existing enamel on trim and doors. Skipping this is why old trim paint later peels off in sheets.
- Mask, drop and protect — floors, fixtures, worktops and everything not being painted.
Older Wichita homes and lead paint
A large share of Wichita's housing stock predates 1978 — nearly all of College Hill, Riverside, Delano, Fairmount and Hilltop, and much of the older north and south sides. Homes built before 1978 may contain lead paint, and federal EPA rules (the Renovation, Repair and Painting rule) govern how a paid contractor may disturb painted surfaces in them: containment, no open-flame or high-heat stripping, no uncontained power sanding, and a specific clean-up standard. If your home is that vintage, ask every bidder how they handle it. The answer tells you a great deal about the rest of their process.
Sheen, and the rooms people get wrong
Sheen is a functional decision before it's an aesthetic one. Flat and matte hide surface imperfections best and are the right call on ceilings and on older walls that have been patched many times — but they scuff, and they don't wash. Eggshell and satin take cleaning, which is what a hallway with children in it actually needs. Semi-gloss on trim, doors and bathrooms copes with moisture and hands. The most common regret we see is flat paint in a high-traffic hallway; the second is a bathroom ceiling in something that can't cope with steam.
