A century and a half of housing in one city
Wichita is unusual among cities this size in how wide its housing span is. College Hill, Riverside, Delano, Fairmount and Hilltop hold homes from the 1900s to the 1930s with original wood siding, deep eaves and trim profiles that no longer exist off the shelf. The post-war ring is 1950s and 60s ranch. The late-70s-through-90s suburbs brought composite hardboard siding, which fails predictably at the bottom edge. The east and north-west edges are largely post-2000. Each of those is a different preparation job, a different substrate and a different set of risks, and the only way to price one honestly is to stand in front of it.
Pre-1978 homes and the lead rule
