What Haysville houses have to deal with

Two housing stocks in one town

Haysville's older core is post-war ranch — 1950s to 1970s, frequently wood or early composite siding, often with several coats of paint already on it. Alongside that sits a substantial rebuilt share dating from after the F4 tornado of 3 May 1999, which cut through Haysville and south Wichita. Those two need genuinely different work. An original ranch is a preparation job: washing, chalk removal, scraping, sound repairs and priming before any topcoat. A post-1999 rebuild is closer to a first-repaint job on newer material. Pricing them the same way gets one of them wrong.

Pre-1978 homes and the lead rule

A good share of the original Haysville stock predates 1978, which brings the EPA's Renovation, Repair and Painting rule into play for any paid contractor disturbing painted surfaces: containment, no open-flame or high-heat stripping, no uncontained power sanding and a defined clean-up standard. It's worth asking every bidder about, and worth knowing that a contractor who scrapes an old exterior straight onto your lawn isn't doing it correctly.

What we do in Haysville

Interior Painting Walls, trim, ceilings and doors — properly prepped, cut in clean, and finished without your house becoming a worksite for a two weeks.
Exterior Painting Siding, trim, soffit, fascia and doors — scraped, primed and coated to survive Kansas sun, wind and hail rather than to look good for one summer.
Siding Replacement & Repair Failed, swollen or storm-damaged siding replaced or repaired — plus an honest read on whether you need the whole house or just the elevation that has gone.
Commercial Painting Offices, retail units, restaurants and light industrial — interior and exterior, scheduled around your trading hours rather than ours.
Deck Staining Decks and porches washed, repaired and sealed — repairs first, because stain over a soft board is just stain on a soft board.
Fence Staining Cedar and pressure-treated fences cleaned and sealed before the sun greys them out — sprayed and back-brushed so the stain is actually in the wood.
Epoxy Garage Floors A hard, sealed, wipeable garage floor — ground back to bare concrete first, because that's the step every failed epoxy floor skipped.

Every job starts with a free on-site visit, so the quote reflects the house rather than a guess over the phone — and the number in it is the whole number. Adam has been painting Wichita-area homes since 2011.

Haysville painting questions

There are four coats of paint on my ranch house. Do they need removing?

Not usually all of them. The aim is a sound surface, not a bare one — scraping back everything that's loose or failing, feathering the edges so the transition doesn't telegraph through, then priming the bare spots. Full removal is occasionally right, and it's a much bigger job we would price separately and explain first.

Do you paint older wood siding, or only replace it?

Painting, wherever the wood is sound. Older Wichita-area wood siding is often in better condition than newer composite because it dries out rather than delaminating. We replace only what has actually failed.
