The hardboard problem in Kansas suburbs
A very large number of Wichita-area homes built from the late 1970s through the 1990s wear composite hardboard siding, and it has a predictable failure mode: the cut bottom edge of each board wicks up moisture, swells, goes soft, then delaminates into layers. It starts low — near grade, under downspouts, behind shrubs, along the bottom course — and it isn't repairable once a board has gone spongy. If you can push a thumbnail into the bottom edge of a board, that board is finished, and painting it's money spent twice.
What we actually look at
A siding assessment is a walk-around with a moisture read and a fair amount of prodding, because the failure is nearly always driven by water arriving somewhere it should not:
- Bottom courses, corners and anything within a foot of grade.
- Under and around downspouts, gutters and roof valleys — wet spots are rarely random.
- Below windows, where failed caulk lets water in at the head and it exits several courses down.
- Hail bruising and splits, which often read as cosmetic and aren't.
- Ground clearance — siding buried against soil or mulch stays wet and will always fail there first.
Partial replacement is usually the right answer
The default sales approach to siding is the whole house. That's occasionally right and usually not: failures concentrate on one or two elevations and near the ground. Replacing the courses that have gone, matching the profile, then painting the whole house so the repair disappears into one uniform finish is a dramatically cheaper job with the same result from the street. Where a profile match is genuinely impossible we'll say so up front — that's the case where replacing a full elevation is the honest recommendation.
