Maize is largely post-2000 construction, and new-build exteriors are painted to a schedule rather than to a specification — commonly a thin coat over primer, applied fast, before landscaping goes in. It looks immaculate for years and then goes all at once, usually starting on the south and west elevations. Homeowners often read that as premature failure. It isn't: it's a builder coating reaching the end of a normal builder-coating life, and the first proper repaint is where the house gets the finish it should have had.

Newer houses still move

Houses settle for years after they're built, and south-central Kansas clay soils shrink and swell enough to keep that going. On a ten-to-twenty-year-old Maize home the visible result is hairline cracking at drywall seams and corners inside, and caulk joints splitting outside at trim, corner boards and around windows. My house is only 15 years old. Does it really need repainting?

Quite possibly. Run a hand down the south or west wall — if it comes away powdery, the coating has chalked and is at the end of its service life regardless of how new the house feels. That's the standard timeline for builder-grade exterior paint in this climate, not a defect.

Can you paint a new-build interior that still has builder flat on it?

Yes, and it's one of the more satisfying jobs. Builder flat is thin, marks easily and can't be washed. Filling the dings, spot-priming the repairs and putting a washable eggshell or satin on the high-traffic areas makes a noticeably different house to live in.
